The Waitlist Process: Three Phases
We often describe the waitlist experience at Silver Maples as a three-phase process. Understanding these phases can help set expectations and provide clarity as you plan for the future.
Phase 1 - You’ve Joined the Waitlist
This is your starting point.
- You’ve completed the Waitlist Agreement and joined the list
- Timing varies depending on home type, preferences, and availability
While you are in this early phase, we encourage thoughtful planning for a future move—even if that move is still several years away. Starting these conversations early often leads to greater confidence and flexibility when the timing aligns.
Many waitlist members find it helpful to begin conversations with trusted advisors, including:
Phase 2: Notification Phase (Informational)
After you’ve been on the waitlist for a period of time, you may begin receiving early notifications when a home or apartment is anticipated to become available.
During this phase:
- You are not being asked to make a decision
- Notifications are informational only
- You’ll be told your position on the call list for that specific vacancy
- This is a great opportunity to reconnect, ask questions, and confirm preferences and timing
Many waitlist members find this phase especially helpful as it provides insight into how close they may be to availability.
Phase 3: Offer Phase
When a home or apartment becomes available and you’re near the top of the call list, you’ll receive the notifications, your position on the call list for a particular home or apartment and an official offer.
At this point:
- You’ll be offered the opportunity to reserve the available home or apartment
- You will have 48 hours to make a final decision. (The offering and decision-making timeframe applies seven (7) days a week, including weekends.)
- You may accept or decline the offer
Please remember: declining an offer does not remove you from the waitlist. After your third (3rd) decline, you will fall to the bottom of the list; the current date will be used on the waitlist going forward.
Which Waitlist Status Is Right for Me?
Not sure whether to choose active or inactive? If you’re planning to make a move within the next few years—or simply want to understand how long it takes to reach the notification phase of the waitlist process—we encourage active status. Being active on the waitlist allows you to receive early notifications regarding availability, learn your position on the call list, and have thoughtful conversations with our team before you are officially offered a home or apartment and are asked to make a decision.
Inactive status is a good fit if Silver Maples is a long-term or “Plan B” option, or if you are not anticipating a move for the next several years. Please note that if your status is inactive you will not receive any notifications regarding availability.
Active vs. Inactive: What’s the Difference?

Helpful Reminder: Being ACTIVE is about staying informed and actively figuring out your home preferences and desired timeline for making the move.
